When testing helps (and when it doesn’t)

Most guidance agrees: if you can see or smell mold, the priority is to fix moisture and remove mold. Testing can still be useful — but only in specific situations.

Often no test is needed

Visible mold + clear moisture source (leak, condensation, flooding).
Goal is simply “fix it” (not documentation).
Small, contained areas where remediation approach won’t change.

In many cases, action is the same: identify and correct the water source, then clean/remove affected materials.

Testing is useful when…

You suspect hidden mold (odor, past leaks, unexplained symptoms).
You need documentation (real‑estate, tenant/landlord, insurance).
You want a baseline or post‑remediation clearance.
You need to distinguish indoor vs outdoor conditions.

Our default is “sample only if it changes a decision.” If it won’t change anything, we’ll say so.

Inspection & Moisture Clues

We walk the property and document visible growth, water intrusion, condensation patterns, ventilation issues, and moisture‑prone zones.

When it changes the decision, we collect air samples (spore traps) and/or surface samples (swabs/tape lifts) and send them to a lab for analysis.

You get a concise summary plus evidence (photos/notes) and lab findings — with practical recommendations for next steps.
